Start With The Locality, Not The Project
Almost every regret in Amritsar real estate is a locality decision disguised as a project decision. A well-built tower on a road that floods, or a beautiful clubhouse forty minutes from the schools your children already attend, will feel like a mistake long after the finishes have stopped impressing you.
Work outward from your fixed points — your business or workplace, your children's schools, and the hospital your family already uses. Draw a realistic commute radius around those, then look at what is available inside it. In Amritsar that shortlist usually reduces to Ranjit Avenue, the Airport Road corridor, Green Avenue and pockets around the Bypass.
Understand What You Are Actually Buying
Amritsar offers four broadly different products, and they behave differently on resale. An independent kothi gives you land ownership and control, but you carry maintenance yourself. A plot in a licensed colony is the cheapest way to hold land, but it earns nothing until you build. An apartment in a gated development trades land share for security, lifts, power backup and a managed facility. A mixed-use estate adds retail and offices in the same campus, which changes daily convenience and, over time, the quality of maintenance the estate can afford.

The Legal Checks That Matter
Before any money moves, ask for and read four things: the title chain for the land, the sanctioned building plans, the change-of-land-use or licence where the parcel was previously agricultural, and the RERA registration. Every one of these is a document, not a verbal assurance, and a serious developer will hand them over without friction.
Verify the RERA number yourself on the Punjab RERA portal rather than accepting a screenshot. The portal lists the declared completion date, the approved plans and any complaints filed against the promoter. If a project tells you registration is under process, that is legitimate at pre-launch — but you should not pay a booking amount that is not clearly refundable until the registration appears.
Budget The Whole Cost, Not The Sale Price
The advertised price is rarely what leaves your account. Add stamp duty and registration, GST where the property is under construction, preferential location charges, covered parking, club membership, power backup charges, the interest-free maintenance corpus, and legal and documentation fees. In Punjab these commonly add close to ten percent over the base price before you have bought a single light fitting.
Financing And The Construction Cycle
Lenders empanel a project after RERA registration and plan sanction, which is why a pre-launch project may not yet have bank tie-ups. Once empanelled, a construction-linked plan releases money against verified milestones, which protects you and keeps pressure on the builder. A down-payment plan is cheaper on paper but hands over your leverage on day one.

Booking Through To Handover
The sequence is consistent: expression of interest, booking amount, allotment letter, agreement for sale registered with the authority, milestone payments, snag inspection, possession letter and conveyance deed. Do not treat a receipt as an allotment, and do not accept possession before a written snag list has been closed.
